of not just the city tradition but the san francisco giants tradition. since we have been in the new ball park, it has been played a total of 573 times after giants wins, including playoff wins and including world series wins. dream and as it is exercised here in the beautiful city of san francisco and the state of california where i chose to live, but many california voters are voting with their feet and they are voting with their feet to leave the state of california. they are moving to nevada, texas and other parts of the country where they are less taxed and regulated and less burdened by rules such as calorie count on the menus such as the regulations regarding home care workers, it does not make sense to start a new business here in california. and frankly that is where the taxes come from in most states they come from businesses. as the businesses flee you are going to see the tax base flee and as legislatures such as senator leno continue to pass more legislation that impedes the freedom of business and citizens to exercise their rights you are going to see them vote with their feet and leave california. >> that attorneys me as someone who wants to retire and die in california i don't want to leave the state as a economic matter i don't consider myself to be fairly taxed. i do pay a higher tax rate

the san francisco business times for putting on this event. and i think for most of us in this room, we rely very heavily on the san francisco business times to keep track of what is going on in san francisco, and the greater bay area, in the real estate world. and it is the best source of that information for all of us. mary asked me if i would make a few observations about the general state of the real estate economy here in san francisco and as i do that, i always have to think about what to say that mary hasn't already said about it. and if you look at the real estate economy generally in our nation, and the fact that it is still soft. that we still need more jobs. that there is a recovery, but it's a slow recovery. you can't do that without thinking gee, will i sound like a politician for one or the other major political parties? and so i will steer clear of that and focus instead on san francisco and maybe we're living in a bubble, but it's a pretty wonderful bubble to be living in. the real question is the resurgence of real estate we're seeing now, is that sustained growth? is

where local artists come together and different san francisco communities form and strengthen our common bond. i grew up in plaza east public housing. it was a tough place back then, as a number of places in the district still are. the economic and family circumstances for everyone were pretty dire. i saw family and friends lost to the streets, to prison and death including two of my siblings, i saw terrible poverty, crime, drugs, hopelessness and violence and joblessness but that was not all that we had. those people that i grew up have something else, a fighting experience resilience, those people found it in themselves to help their neighbors family and friends however they could. we relied upon each other and out of the crisis we created a great community. this is the spirit of san francisco. and that is why i am so thrilled to be able to speak to you today and now, because so many of you watching are my family, my friends, people who form the same communities that raised me up from difficult beginnings into the woman i am today. i can think of no more important calling than to use t

francisco, san francisco priorities. all of these projects received a commitment of some of the regions discretionary funds to be funded between now and 2040. the third highlight --0 there was a new program, nu funding program created during the lesson strategy process known as the one bay area block grant. first under the region has tied transportation investment dollars to land-use, and would local jurisdictions have been doing in terms of planning for growth. while in the past transportation funding is often distributed based on a population-based approach, but other factors such as how successful counties have been in planning for and building new affordable housing is considered in how much funding a jurisdiction receive. also how large the rena allocation is and how much of that is a below market rate is also considered in the distribution formula. this is something that we have asked the region to do for quite some time to tie vision to resources; it is not perfect but it is a great step in the right direction and we are excited about this program. finally based on a lot of a

to be here. today i live here with my family and raising two young daughters in san francisco.uf for those who don't know me, i am not a religious person. but i think we should all take a moment and say a prayer of thanks for the environment we live in. for all of us who touch bay area real estate, it's really incredible how quickly things have changed. if you go back two, two and a half years and think about what the environment was in the middle of 2010, we were in a terrible environment. values were down significantly. we couldn't lease space it save ourselves and we felt it would be a long, long slug to come out of the hole we were in. here we are, barely two years later, in one of the strongest office markets in the country. the growth for is overwhelming a shrinking of real estate needs and we're not seeing that kind of growth in new york or washington. it's very select markets that we're seeing the kind of growth that you are seeing in san francisco. so we all should be grateful that we work in this very unique and interesting environment. i am also grateful to jerry and rob speyer

, not the least of which is that it produces carbon free public power to the city of san francisco. one of my favorite lines mike just used is this measure is about consolidating from 8 reservoirs to 7. another way to say that is to say this is about draining one of them, the hetch hetchy valley. have other studies said this is feasible? sure, just like tearing down city hall or knocking down the golden gate bridge, that's possible but not feasible. we're not going to spend 3 billion dollars to tear down the hetch hetchy dam. let's not forget, we are also stewards for two dozen cities in the peninsula. over 2 million californians benefit from the foresight of our forefathers almost 100 years ago in building hetch hetchy. while the rest of the state is tying themselves up in knots trying to figure out where to get their water. not only did we have the type of water storage hetch hetchy provides, not only today but in the future, we are in a solid place. and to spend this kind of money, and let's just talk about the $8 million dollars, i think that's one thing we can agree on. this calls

businesses in san francisco are small employers and why penalize them for growing and being successful? you know, if they start to get more -- i disagree that it's tax on profits because gross receipts is not necessarily profits, profits is a you earn after your expenses, gross receipts, it's what you earn before your expenses. somebody could learn a lot of money on paper and after their expenses they could lose money as a company but still have it pay this tax. >> supervisor, what would you like to say in closing? >> well, i think it's important to note that this was a measure that was worked on really by the people of san francisco. so it's a measure that's not only supported unanimously by the board of supervisors and by our mayor, but it was agreed upon with the business community as well as the entire labor community, the democratic party has endorsed it as well as the republican party. advocates for our homeless and public health system as well as our police and fire fighters and folks that want to build more affordable housing, there really is support for this across the spectrum.

and countless other festivals. as we sit here a few hours from another great day of san francisco sports, with the 9ers hosting the seahawks, going to beat them. hosting the cardinals in st. louis and winning game four. today we can celebrate the bid for the next super bowl in san francisco and bay area. as has been mentioned the super bowl is a world class event and deserves a world class city and world class region to host it. as a kid who grew up here in san francisco and in the fall to trek every sunday to candlestick park to watch the 49ers play, now this is such an exciting time that we get to have the chance to host the event that we only got to watch on tv for the past few decades. what an incredible time for our city. even if the super bowl's played down the road in santa clara, for us, these are the san francisco 49ers. always have been, always will be. san francisco 49er fan also be so excited and come together as a region and city behind this. it will have enormous impacts, bringing the neighborhoods together from sunset to bay view. think about the thousands of jobs. hundred

in san francisco is going, not necessarily into the very tall towers that are being talked about in the heart of the transit center district. that from our perspective are difficult to pull off, given the size of those towers and the height of those towers. one last thing i want to touch on, given that thatis cycle is technology-driven i get asked three or four times a day, aren't we just falling into the same bubble that we did at that time? and clearly technology and real estate are cyclical and we will go through cycles. having been there in sill cron valley in 2000 and sitting here today, there are a couple of things that i see as being significant. first and foremost, the tech tenants that we're dealing with are move stronger financially than the tenants that we saw in 2000. in 2000, the name of the game for these technology tenants was to go public and everybody was looking for an ipo as their exit. and given the focus on the ipo, they were all focused on market share, first and foremost, and almost everything else was irrelevant. today while the ipo market opens and close

in the earlier cycle and for those of you who focus on san francisco, san francisco is participating in this recovery in a way that it never did before in terms of the number of people living here and the kind of jobs that are being created here. we spent a lot of time talking about the risks of what could happen. what could happen in europe? what is the slowdown in china mean? is is there a double-dip recession? and those are clearly things to think about, but i would postulate to you what should happen after the election, regardless of who should win, the broader u.s. economy does move forward? if we can get the u.s. economy out of second gear, we have seen the broader housing market turn and we're beginning to see the foundations of some job-growth. if the economy can pick up more broadly, what that would mean for san francisco, given the foundation that we have set for us today? clearly looking forward we think the physical boundaries of what is downtown will change. the type of space the tenants want will change. we think that this is a very good time for san francisco. we
